DESCRIPTION / BACKGROUND
The land comprises good productive blocks of arable land which have been well farmed on a cereal rotation basis and is in good heart and condition.
The land is shown on the Natural England Land Classification maps as being Grade III.
The soil is described as deep, permeable fine and coarse loamy soil.
All the land is situated around the villages of Kirby Misperton and Little Barugh with access from either the Habton Road, Kirkby Misperton or the lane to the east of Little Barugh.
GENERAL INFORMATION - REMARKS & STIPULATIONS
A Farm Business Tenancy will be granted for a fixed term of three years ending on the 31st September 2020.
A copy of the agreement is available for inspection at the agents Malton office.
Early Entry will be granted to work the land following harvest of the 2017 growing crops.
USE AND MANAGEMENT OF THE LAND
The land is to be used for the growing of cereals and other combinable crops. Potatoes or similar root crops will not be allowed.
The land cannot be sub-let.
BASIC PAYMENT SCHEME
The land, has been registered with the Rural Payments Agency for entitlements to the Basic Payment Scheme (BPS). The entitlements will be transferred to the incoming tenant for the duration of the tenancy.
The 2017 claim is reserved by the landlord.
The land is not subject to any Environmental Stewardship Schemes.
NITRATE VULNERABLE ZONE
The land does not lie within an NVZ area.
Drainage rates are payable to the Vale of Pickering Internal Drainage Board.
EASEMENTS, RIGHTS OF WAY & WAYLEAVES
There is a vehicular right of way for agricultural purposes along the eastern boundary of field 3045. (marked A-B on the plan).
The land is let subject to all the easements and wayleaves whether formally mentioned or not. The landlord reserves the right to reserve the payment.
The landlord will retain all sporting rights.
COST OF AGREEMENT
The tenant will be responsible for a contribution of £200 plus VAT towards the setting up of the Farm Business Tenancy Agreement and the transfer of BPS entitlements.

The property is being offered on a Farm Business Tenancy for a fixed term of three years. Offers must be submitted to the agents Malton office on the enclosed tender form by 2pm on Friday 28th July 2017.
