Fadmoor is a pretty moorland village, with a broad village green edged with stone cottages and farmhouses. The village is set approximately 0.5 miles to the west of Gillamoor and two miles north of Kirkbymoorside. Kirkbymoorside is an attractive market town which is often referred to as the gateway to the North York Moors National Park. The town is well equipped with a wide range of amenities enjoys a traditional weekly market and a golf course.
The subject propery currently forms part of Waingate Farm, towards the northern periphery of the village and can be identified by our 'For Sale' board.
Planning consent was granted in 2016 for the creation of two local occupancy dwellings on the northern edge of the farmstead. The new build dwelling is to be situated alongside the village street on the site of an agricultural building, which has already been demolished. To the west of this is a stone and pantile barn which has planning consent for conversion to a further three bedroom dwelling.
Both development sites have been granted planning consent subject to a National Park occupancy restriction. Please refer to Condition 4 in both cases (copies of which are enclosed with the hard copy brochure).
The land extends to approximately 13.55 acres of grade 3 grassland and is available as two separate lots as per the enclosed plan with Lot 3 edged in blue and Lot 4 edged in red. LOT 1 - BUILDING PLOT
Planning consent was granted on 25th July 2016 for the construction of a local occupancy dwelling with attached garage (Decision No. NYM/2016/0261/FL). The approved plans are for a detached, double fronted two-storey house to be constructed in stone under a pantile roof with a gross internal floor area of around 118m2.
LOT 2 - BARN FOR CONVERSION
Planning consent was granted on 21st July 2016 for the conversion of an extension to a redundant barn to form a local occupancy dwelling (Decision no. NYM/2016/0263/FL). The gross internal floor area of the final dwelling is estimated to be 127m2.
LOT 3 - 6.69 ACRES GRASSLAND
An attractive parcel of grassland extending to approximately 6.69 acres, set within open countryside on the edge of the traditional North York Moors village of Fadmoor. The parcel is suitable for grazing or as a pony paddock. It is accessed via a track leading directly to Waingate Farm. In the event that lot 4 is sold separately a right of way will be retained over lot 3.
LOT 4 - 6.86 ACRES GRASSLAND
