DESCRIPTION / BACKGROUND
An excellent, mixed woodland, comprising two blocks and extending to approximately 97-acres in total. The woodland is accessible and is situated close to the villages of Thornton-le-Dale and Wilton, on the edge of the North York Moors National Park.
In all, the land amounts to 97 acres of woodland with varying species and yield class of timber with potential for immediate thinning. The woodland also offers exceptional biodiversity and carbon off setting with opportunities of this scale and quality of timber rarely brought to the market.
Lot 1 comprises the main block of woodland which extends to approximately 77-acres and includes a 12.43-acres SSSI site within. The second, smaller block forming Lot 2 comprises 20-acres and sits a short distance south of Lot 1.
There is an active management plan in place with the last felling completed in January 2021 with areas re-stocked in March 2021. Thinnings were planned for 2022 but have not been completed to date providing an opportunity for immediate income.
The land is likely to appeal to those with forestry or environmental interests as well as investors.
LOCATION
The land comprises two main blocks, situated to the north of the village of Wilton and on the edge of the North York Moors National Park. The woodland is easily accessible and suitable for modern machinery. Wilton is a traditional, Ryedale village and comprises modest range of residential and agricultural properties, a Church and tourist-based accommodation.
Whilst being situated in a rural position the property is located only a short distance, north-west of the popular village of Thornton le Dale which is home to a range of services and amenities. These include range of convenience stores, shops, leisure, recreational and sporting facilities. There is also public houses, cafes, food outlets, successful car auction house and restaurants within.
The traditional market town of Pickering is set approximately 4.3 miles west and offers further amenities including health care institutions and primary and secondary schools. The town is often referred to as the “Gateway to the Moors” and is a popular tourist destination.
Malton is a further 11.5 miles south and offers further facilities including twice weekly livestock market and railway station providing access to York, Leeds and Scarborough
